What does Noida cost per sq ft?
It depends who you ask. Anarock’s average is near ₹10,800. A listings site puts the median project near ₹16,000. Neither is wrong. They count different homes.
Use the gap as a warning. If a broker quotes “the Noida average”, ask which one.

Asking versus paid
On 99acres, flats in Noida Extension ask ₹7,950 per sq ft. Buyers there paid ₹7,623 on average. That is 4.1% below the ask.

The price ladder
A brochure shows a base rate. Your cheque is bigger. Type in the numbers from the builder’s cost sheet. Our starting values are examples, not a quote.
The leverage meter
This bar shows how many months it would take to sell today’s unsold homes at last quarter’s pace. A longer bar means more homes chasing each buyer.
NCR sits at about 19 months by our sum, and Anarock states 18. Hyderabad is far higher. Bengaluru is lower.
Months of unsold stock, Q3 2026
Months of stock = unsold homes ÷ (homes sold in the quarter ÷ 3).
The cost of waiting
If handover is late, you keep paying rent. RERA gives you interest on what you paid, at a rate tied to the SBI lending rate plus 2%. Put in your own rate, and see the gap.
A plus means the interest covers your rent on paper. Collecting it is a separate fight. See the reality check below.
The reality check
RERA helps. It is not a promise of delivery. These figures show both sides.
The Kant relief figure is from April 2024, the latest registry count we found. Check current numbers before you rely on it.
