How a mandate works

You hire us to find, test and negotiate a home. We are paid by you, and only by you.

Eight checks before we recommend a project

You see the result of every one in the mandate report.

  1. Your brief. Budget, purpose, timeline and who will own the home.
  2. A shortlist. Only projects registered with the state RERA.
  3. Paper checks. Land title, approvals, court cases and insolvency records.
  4. Delivery record. What the developer promised on past projects, and when it handed over.
  5. Price test. The project’s rate against asking and paid prices around it.
  6. Site visit. Construction progress against the RERA report, with an engineer where the project is unfinished.
  7. Full cost. The price ladder, filled with the project’s real cost sheet.
  8. Negotiation and report. We negotiate for you and give you the result in writing.

Five promises

These are the terms of our mandate agreement, in plain words.

  1. We never take a developer commission. If a developer pays us anything, we break our own agreement.
  2. We research before we recommend. No project reaches you without the eight checks.
  3. We show the full cost of owning. You see every charge before you decide.
  4. We negotiate for you, not with you.Every concession goes to the buyer.
  5. Everything is in writing.A mandate report follows every transaction.

What it costs

We agree our fee with you in writing before any work starts. It does not depend on which project you pick, and no developer pays any part of it. That is how we can tell you to walk away.

What happens first

A 20 minute call. You tell us what you want. We tell you how we would approach it, and what we would charge. You decide after the call, with no pressure from us.
