Every stuck flat started as a smiling brochure.
Check the builder, the RERA file and the full cost before your first cheque. Delhi NCR only. We sell nothing and take no commission. You pay us. Developers and platforms never do.
Gross yearly rent as a percent of price
Homes and commercial fractional offers are different assets, and the quoted range is a platform’s typical figure, not a guarantee. The gap is why we ask for the lease. Press “source” on any row to see where it came from.
The fear is not imagined
RERA helps. It is not a promise of delivery. These are the numbers behind the worry every NCR buyer carries.
A real one: what waiting looks like
Amrapali sold flats to about 45,000 buyers in Noida and Greater Noida, and the projects stalled. In 2019 the Supreme Court took control of the group’s assets and gave NBCC the job of finishing the flats .
The case is not a warning about one name. It is what “registered and launched” can turn into when nobody checked the money trail and the promoter’s delivery record first.
What a buyer could have asked before paying
- Where does my money go, and who can release it?
- What did this promoter deliver, and when, on earlier projects?
- Is construction progress on site the same as the RERA quarterly report says?
- What happens to my money if the builder stops?
Three fears we take off your table
Will it be delivered? What will it really cost? Will the rent be real? Start with the cheapest question: is this deal clean?
Deal check
Send a project and its offer. We check the RERA record, the builder, court and insolvency searches, the price and the full cost. You get a written report for ₹4,999 a project.
Fractional ownership check
Where the rent comes from, how the scheme is structured under SEBI’s SM REIT rules, and what reaches your account after fees, vacancy and tax. ₹9,999 an offer.
Buy with us
If you want us to find, test and negotiate the purchase, we run a buyer mandate. The fee is agreed in writing, and every concession goes to you.
The Truth Room
Free tools and sourced data: what NCR really costs, what buyers paid, how much stock is unsold, and the cost of a late handover.
Why we publish the disagreement
Portals, consultants and brokers measure different things. One counts asking prices. One counts launches. One counts what buyers paid. A buyer who sees only one number negotiates against it.
We put the disagreement on the page, then do the work for your project: the real cost, the real delivery record and the real room to negotiate.
Only you pay us
- We never take a developer commission. Our fee comes from you and is agreed in writing before work starts.
- We research before we recommend.Eight checks, in the open, on how we work.
- We show the full cost of owning. Not just the base price in the brochure.
- We negotiate for you, not with you.Every concession goes to the buyer.
- Everything is in writing. You get a mandate report for every deal.

Asking versus paid
What listings ask, and what buyers paid, on the same street.
The price ladder
Type in the builder’s cost sheet. See what the flat costs once GST, duty, parking and deposits land.
The leverage meter
How many months of unsold homes sit in each big city today.
The cost of waiting
What a late handover costs you in rent, and what RERA interest gives back.
NCR launch watch
Gurugram, Noida, Greater Noida and Ghaziabad launches and pre launches, with what is public and what the builder has not said yet. Updated as news breaks.
Our founder consults for ReaRCo on marketing, and Vayu at KVD Windpark is a ReaRCo project. We say that up front, and we put it next to the market, not above it.
Buy together, negotiate as one
Buyers who want the same corridor can join one mandate. A group asks for more than a single buyer can. We publish the result of every group deal, good or poor.
Before your cheque. Not after.
Tell us what to check. We reply within one working day with a fixed fee, and we name no property to buy on the first call.
